Container Details

What types of containers are on the market ?

Essentially, there are two main types of containers: construction containers, commonly seen at construction sites, and shipping containers, primarily used for sea transport. The key difference between them lies in their construction. Shipping containers are built to endure long-term exposure to harsh marine conditions.

What type of steel are sea containers made of ?

Marine containers are constructed from Corten steel, a weathering steel designed specifically to resist corrosion in harsh marine environments. Corten steel, also known as COR-TEN, is engineered to withstand severe atmospheric conditions and minimize rust and deterioration.

What are the dimensions of sea containers ?

Shipping container lengths are standardized by ISO and are measured in feet. Common sizes include 10 feet, 20 feet, and 40 feet. Heights are categorized into standard.

How much does a container weigh ?

The gross weight of an empty container is 2.5 tons for a 20′ container; and 4 tons for a 40′ container;. The equipped L30 Home module weighs approximately 8-9 tons.

Container maintenance ?

The containers are engineered to endure harsh marine conditions, making them exceptionally durable. Constructed from high-strength steel and coated with specialized paints, they are designed for long-lasting performance and require minimal maintenance.

Are containers exposed to condensation ?

Any metal surface exposed to temperature fluctuations is prone to condensation, but there are ways to mitigate this issue. Research indicates that the corrugated roofs of modern containers help reduce condensation compared to the flat roofs of older models. The slight curve in a modern container’s roof prevents water from pooling, which can otherwise lower the metal's temperature and cause condensation on the interior surface. Condensation is more common in second-hand containers with roof depressions that trap water. Therefore, we advise using new ‘one-way’ containers for projects.

Condensation can also be a concern in modern, well-insulated buildings, where trapped water vapor becomes visible due to temperature differences between inside and outside. To combat this, efficient gravity or mechanical ventilation systems are essential for any building.

When using spray-applied polyurethane foam insulation, condensation is effectively prevented. This is why we recommend this insulation technology for our containers.

Are These Shipping Containers Insulated?

For our shipping container homes, we provide the following premium insulation:

  • R13: 2" closed-cell spray foam in the walls
  • R21: 3" closed-cell spray foam in the ceiling
  • R6: 1" closed-cell spray foam beneath the container

What kind of foundations are recommended?

Container homes can be placed on level ground without a raised foundation, but having a foundation is strongly advised. A proper foundation helps protect your container home from pests and environmental elements.

Recommended foundation options for container homes include:

- Concrete slab foundations
- Diamond Pier foundations
- Gravel pads
- Railroad ties


The extent of site preparation, including foundations, depends on local conditions. In most cases, (blocks, concrete slabs, footings) is sufficient, eliminating the need for costly foundations

Container Interior

Are fixtures or furnishings included?

Our container homes come with essential fixtures, including kitchen base cabinets, electrical systems, stovetops, sinks, toilets, and showers. However, furnishings such as refrigerators, couches, and beds are not included in the base price. For any inquiries about outfitting your container home, please don’t hesitate to reach out to us

How are your bathroom sizes defined?

Our full bathrooms are equipped with a sink, shower, bathtub, and toilet. For a three-quarter bath, the bathtub is replaced by a shower, while a half-bath includes just a sink and toilet, offering simplicity and convenience for you and your guests.

How is thermal insulation and heating managed?

We utilize spray-applied closed-cell polyurethane foam for internal wall and ceiling insulation as follows:

R13: 2" closed-cell spray foam in the walls
R21: 3" closed-cell spray foam in the ceiling
R6: 1" closed-cell spray foam beneath the container cell spray foam under a container

The thermal insulation we offer has been adapted to the Northern America climatic conditions.

Can I customize my container?

We offer a variety of interior and exterior options for you to choose from. Our focus on mass production ensures cost-effectiveness, which limits us to the models displayed. However, you can opt to remove certain features, such as cabinetry, flooring, or wall board, giving you or your team the flexibility to further customize the container to your liking.

Payments and Financing Options

What payment options do you provide?

For standard projects, the average construction time is 8 to 12 weeks from the contract signing.

Delivery times for custom orders are determined individually and depend on the scope of work. In urgent cases, expedited delivery is available for an additional fee.

Delivery Method

Once your container build is complete, we will arrange a delivery time that suits your schedule. While most containers are delivered using a tilt truck, which is both efficient and cost-effective, we also provide various delivery methods to meet your location and specific requirements. Kozzi Homes Containers offers options including:

- Flatbeds
- Tilt Beds
- Cranes (fee required)
- Forklifts ( fee required)

We ensure that your delivery needs are comprehensively addressed.

How far do you deliver?

We provide shipping solutions worldwide with key hubs throughout the United States and ongoing expansion efforts.

Do you need permitting?

Once you’ve confirmed that containers are the right choice and have your financing secured, the next step is to address permitting. If your land is unrestricted, you may skip this step.

Site Prep?

While your container home is being constructed, you should prepare your land for delivery and installation. For guidance on land preparation, we will email you. Additionally, ensure that the delivery path on your property is at least 10 feet wide to facilitate a smooth delivery process. Coordinating site preparation with construction helps achieve optimal build and delivery times.

Connect your container to utilities

After your custom container is delivered and securely positioned on your property, the next step, if necessary, is to connect it to essential utilities such as water, sewage, and electrical systems. Typically, a general contractor (GC) will prepare these connections in advance and return to complete the process once the container is in place.

Additionally, we offer containers with its own energy source and a closed-loop system that includes both clean and wastewater tanks. This option is great for off grid living.
